We have a quick chat over the phone to understand the situation in order for us to find the right mortgage for you.

Step 2

We get to work finding the options from the marketplace that best fit your needs and send over some figures!

Step 3

When we have the right solution we get the decision in principle, to make sure the lender can help. With this you can have an offer accepted or just know that  we’re good to proceed to step 4.

Step 4

We submit the application and allocate a personal administrator to keep you updated throughout. So you can just kick back, have a cup of tea and wait for all this to blow over.

Buy to Lets

Whether this is for a purchase, remortgage, portfolio or even commercial mortgages we can help get you set up and make sure  that you’re making as much return on your investments as you can be. At least as far as the mortgage is concerned. For commercial mortgages we have some fantastic business partners that we work with. We always advise you seek financial advice from an accountant before you get your first commercial mortgage.

How much will this cost me, you ask?

There are 3 types of costs:

Mortgage Fees

Depending on the mortgage and your situation, these fees could include valuation, booking, arrangement and any lender-specific fees. Any fees will be confirmed to you when we send you the mortgage figures.

Broker Fee

This is what you will pay us for implementing any mortgages, this fee will only be chargeable upon offer. Should you not progress to mortgage offer, there won’t be any fee for any advice. The fee amount is dependant on the size of the mortgage and will be confirmed on our initial conversation. If you’re a first time buyer, or just unsure of when you’d get the mortgage offer, please see the process here.

Everything Else

These really depend on what you’re doing and could range from solicitor fees to higher stamp duty, if you’re buying an additional property. We can advise on any expected fees when we first talk. You can even check stamp duty yourself with our calculator.

Be sure to check how much Stamp Duty, LTT or LBBT you’ll need to pay for your property

Think carefully before securing debt against your home, your home may be repossessed if you do not keep up repayments on your mortgage.

The Financial Conduct Authority do not regulate buy to let and commercial mortgages.

Commercial Mortgages are available by referral to a master broker only.
